Real Estate Commissions and Service Fees:

Real Estate Agency Commission Regulations:

As per Article 20 of the Real Estate Trade Regulation, the service fee or commission rate for commercial real estate transactions is capped at a maximum of four (4%) percent of the sales price in the brokerage agreement, excluding VAT. In rental transactions, the service fee cannot exceed the monthly rental fee amount, excluding VAT, as stipulated in the rental contract. Unless expressly agreed otherwise in writing, the cost of services is shared equally by the owner, buyer, or tenant. Charging a fee for displaying a home is strictly prohibited for realtors and real estate brokers. They cannot assert the right to display the property or its price, except for charging a fee for shipping if the item is located outside the region.

Ideal Estates: 0% Commission Policy for Property Sales:

All commissions, promotions, and any additional costs are already incorporated into the sales prices of our properties. We do not require any extra payments from our clients. Therefore, analyzing sales prices in comparison to other similar options will be straightforward for you.

Long-Term Rental Fees:

The service fee corresponds to 10% of the yearly total rental amount plus VAT (20%), regardless of the contract period.

Tip: If you rent your house directly from the property owner through an internet or street search, you do not need to pay any fees.

Short-Term Rental Fees:

In Turkey, there are stringent rules and regulations for short-term rentals. Individual agents determine short-term rental fees.

Cleaning Services:

Note: Prıcıng depends on the size of the apartment and the number of rooms. Cleaning materials are included in the price. Only the inside of the apartment, including the balcony floors and windows, are cleaned. Glazed balcony windows and laundry (including curtains, bed sheets, towels, etc.) are not included in the price; they are subject to an extra charge.
